1. What this page is
This is a marketing landing page presenting publicly available information about Lucerne Grand, a residential development at 30–38 Lakeside Drive, Singapore. It is not operated by, endorsed by, or affiliated with City Developments Limited or CDL Polaris Properties Pte Ltd, and it is not an official developer website. No appointed marketing agency relationship is claimed.

2. Status of the project information
Project particulars shown on this page — including the developer entity, the address and block numbers, the 99-year tenure commencing 8 September 2025, the total of 570 units, the five 17-storey blocks, the first-storey commercial component, the approximate site area, the unit types and their areas, and the estimated Temporary Occupation Permit date of December 2031 — are stated as at 10 September 2026 and are drawn from the development's published particulars, the developer's own drawings, and the published record of the Government Land Sales tender for the site.
All of it is subject to change by the developer and the relevant authorities, and some of it will change. In particular:
- An estimated completion date is an estimate. It is not an achieved completion and carries no promise of a handover date.
- The unit mix table reflects the plan set published for the development, covering 377 of the 570 homes. Remaining unit types have not been released and are not shown. The counts are not a live availability list, and no unit is reserved, held or allocated by anything on this page.
- Pricing has not been released. No price, price range, discount, per-square-foot figure or price guide appears on this page, and any figure quoted to you elsewhere should be checked against the developer's own price list when it is issued.
- The retail component's tenant mix is determined by the developer closer to completion and is not confirmed.
- Statements about the surrounding area, including planning intentions for the Jurong Lake District, describe published government plans that run over decades and may be revised. Nothing here is a commitment that any surrounding development will proceed, or proceed on any timetable.
Where a figure matters to a decision you are about to make, verify it against the developer's own sale documents before you act on it.
3. Images and floor plans
Every visual of the development on this page is an artist's impression prepared for the development, not a photograph of a completed building. Architecture, landscaping, finishes, fittings, facility layouts, planting, furniture and views shown are illustrative. The completed development may differ, and furniture and decorative items shown are not included in any sale.
Floor plans are reproduced from the developer's own drawings, complete with their printed dimensions, unit codes, stack allocations and legends. They are reproduced at their original proportions and are not redrawn, relabelled or adapted. Areas shown are approximate, are subject to final survey, and include such parts as are stated on the plans themselves. The site plan is similarly indicative and subject to the developer's approved plans.
No image on this page is a photograph of another development, and none has been generated or altered to depict architecture that is not part of this project.
4. Distances and location claims
Distances in the Location section are straight-line distances measured from the approximate centre of the site to each named location's mapped point. Walking, cycling and driving routes are longer, and no travel time is stated. The map marker is placed by address and is an approximate site position, not a surveyed boundary. It is not a showflat address; no showflat location has been announced.
Proximity to a school is a matter of convenience only. It confers no priority, ballot advantage or guarantee of admission under Ministry of Education registration, and school registration rules are set by the Ministry and may change.
5. The registration form
The "Register interest" form invites you to ask to be kept informed. Submitting it:
- is not a booking, an option to purchase, a reservation, an expression of intent to purchase, or any step in a sale;
- creates no obligation on you and no obligation on anyone towards you;
- does not hold, block or allocate any unit or stack; and
- does not entitle you to any price, unit, appointment, viewing slot or priority.
A request to view is a request, not a confirmed appointment. No payment of any kind is collected on this page, and you should not make a payment to anyone on the strength of anything shown here.
As this page stands, the form validates your entries in your browser and then displays a message saying that no enquiry was sent. That is accurate: there is no configured recipient, nothing leaves your browser, and nobody will contact you. See the Privacy Policy for what the form asks for and what would have to change before it could be used to collect real enquiries.
The mobile number field accepts Singapore mobile numbers only — eight digits beginning with 8 or 9, shown with a fixed +65 prefix. Numbers in other formats are rejected by the form.
6. Third-party services
The Location section embeds a map served by Google. Your use of that embedded map is subject to Google's own terms of service and privacy policy, and Google's required attribution, logo and terms controls are displayed on the map as the provider requires. The operator of this page has no control over that service, its availability, or its accuracy, and does not warrant any of them. A plain link to Google Maps is offered alongside the embed as an alternative.
No other third-party service is embedded in this page. Fonts and images are served from the page's own files.
7. No offer, and no advice
Nothing on this page is an offer, an invitation to treat, a contract, or a term of one. Any purchase of a unit in the development is governed solely by the developer's sale and purchase agreement and the documents issued with it, which prevail over anything stated here in the event of any inconsistency.
Nothing on this page is financial, tax, legal, valuation or investment advice, and no representation is made about future property values, resale prices, rental demand, rental yields, capital appreciation, financing eligibility, or applicable stamp duties. Property prices can fall as well as rise. Take independent professional advice before committing to a property purchase.
8. Accuracy, availability and liability
The information here has been assembled with care from the sources described in section 2, but it is provided on an "as is" basis, without warranty of accuracy, completeness or currency, and it may be out of date by the time you read it. The page may be unavailable, incomplete or withdrawn at any time without notice.
To the fullest extent permitted by law, no liability is accepted for any loss or damage arising from reliance on this page, from any inaccuracy or omission in it, from the unavailability of the page or of any embedded service, or from any action taken or not taken on the basis of it. Nothing in these terms limits any liability that cannot lawfully be limited.
9. Intellectual property
Project names, marks, artist's impressions, plans and other development materials shown on this page belong to their respective owners, including the developer. They appear here for the purpose of describing the development. Nothing on this page transfers any right in them, and they should not be reproduced for other purposes without the owner's permission.
10. Before this page goes live
Before this page is used to collect real enquiries, all of the following must be done together: the placeholder operator fields must be filled with the marketing salesperson's name, agency, estate agent licence number and valid CEA registration; a real, monitored enquiry destination must be configured and tested end to end; the Privacy Policy must be rewritten to name the real operator, recipient, retention period and data-request channel; and the not-yet-connected notices on the landing page and both legal pages must be replaced. Until then, no enquiry made here reaches anyone.
11. Governing law
These terms are governed by the laws of Singapore, and the courts of Singapore have jurisdiction over any dispute arising from them or from the use of this page.
